Buckhead is a covenant controlled development. Prospective residents should review the recorded covenants and bylaws prior to purchasing a home in this community. The covenants as well as other pertinent information can be downloaded and viewed here
 
 
GENERAL INFORMATION
If you are selling your home, your real estate agent will ask you to complete a Community Association Disclosure form. The following information is provided to assist in this.
 
Buckhead HOA is a mandatory membership homeowner's association. There are no age restrictions and there is no master association. There is no threatening or existing litigation relating to alleged construction defects in this community.

ASSOCIATION FEES
Mandatory Membership Association - The current (2024) annual assessment (dues) is $850 and is paid in one installment (other optional payment plans are also available, additional fees may apply). The annual assessment is typically due April 15th and may change annually, with any assessment changes promulgated to the membership at least 30 days prior to the due date.  
 
Certain lots within Phase 18 (Crosswinds) do not have amenities access. The current (2024) assessment for these specific lots is $425. 
 
There are currently NO special assessments. 
 
There is a $100 Initiation Fee due upon transfer of title of any property located within Buckhead. 
 
There is a $175 Closing Letter Fee and a $75 Transfer Fee charged by the association management company and/or its vendors. Questions regarding these fees can be directed to Monica Lashley at GCM at mlashley@gcmmgt.com.
 
If you require a new amenities access card, there is a $20 fee for this. There is no charge to transfer an existing card from the previous property owner provided that the previous owner contacts the recreation committee with the key number. This fee is not collected at closing.
 
There are no other transfer fees, new account fees or move-in fees. 
 
 
UTILITIES
Water service is available from Water Utility Management and is served from a community well. No public water system is available. 
 
Curbside garbage/recycling polycart pickup is provided by Atlantic Waste Services through a contract with Bryan County. Buckhead HOA has no agreements or contracts with either party and any inquiries regarding trash pickup should be directed to Republic Services or the Bryan County Board of Commissioners. No curbside lawn debris/loose trash will be picked up. Lawn debris can be taken to the landfill on Fort McAllister Road. 
 
No sewer service is available and all homes within Buckhead require a private septic tank.
 
Telecommunications services are available through both CenturyLink and Comcast
 
Electrical service is provided by Coastal EMC
